EM Point occupies a central location making it accessible by all modes of transport. Existing investment in the area offers a ready-made network of business connections.
Litton have secured planning approval to develop three state-of-the-art HQ buildings providing a total of 65,000sq.ft new office floorspace.
The current market is showing high demand for warehouse/ distribution type accommodation. Located near the East Midlands Airport Gateway and Industrial Cluster the site benefits from a prominent M1 facing location on the airport link road. The design team have reconfigured a scheme which has been submitted to North West Leicestershire District Council Planning.

Tyne and Wear
Buccleuch Property in conjunction with their development partner Argon Properties, acquired a brownfield site in Washington from B&Q for £1.6m. The land was promoted for commercial use following which terms were agreed with DPD to pre-let a new distribution warehouse.
Completed in January 2022, the whole development from planning submission to building handover was completed within fifteen months. The building was sold on completion to Abrdn with the balance of the site currently being marketed for commercial and roadside uses.

In conjunction with Wrenbridge Land, Buccleuch Property have unconditionally acquired this prominent Oxford site in an established commercial location in the Cowley area of the City. The former gas holder, owned by Southern Gas Networks, has now been decommissioned and removed.
Parkway Construction have been appointed and are onsite delivering a 43k sq ft Hi Tech/R&D led building with a major emphasis on sustainability and meeting the highest environmental accreditations together with future occupational flexibility. Practical Completion is scheduled for January 2024. The scheme is being forward funded by IM Properties.
Shawfair Business Park,
Midlothian
Situated five miles south of Edinburgh city centre, Shawfair Business Park is Midlothian’s premier business destination. Major occupiers include the Scottish Qualification Authority and Spire Private Hospital with David Lloyd Leisure and Danfoss both recently committing to significant new developments.

Construction of the third and final phase at Archer Drive, incorporating 10,000 sq.ft. of open A1 retail/ A3 restaurants and 20,000sq.ft. of leisure space was completed by Litton Property Group in September 2018.
This £5 Million GDV Phase III extension of Archer Road Retail Park has significantly increased the critical mass and footfall of this Retail Park. Pre-Lets were secured to Pure Gym, Costa and Subway.
Pure Gym relocated from their existing space in Phase II, Litton undertook the refurbishment of unit to provide a further 12,000 sq.ft. of leisure space. The space has been let to SWIM!, Firehouse Fitness and Dance Unlimited.
The scheme is anchored by an adjoining 70,000 sq.ft. Sainsbury’s food store and Phase II occupiers include McDonald’s Restaurants, Bathstore, Bensons for Beds and Bright Horizons Family Solutions.
HP Construction Ltd were the main contactors and The Harris Partnership were the Architects.
Riverside Business Park, Bakewell,
Derbyshire
Riverside Business Park was purchased by Litton Property Group in 2001, and Litton have designed and secured planning approval for a complete regeneration of the historic industrial site of 225,000 sq ft within the Peak District National Park, a process that will be accelerated by the construction of the new bridge.
The new bridge access is a vital part of Litton’s masterplan for the site which aims to secure its long-term future, bringing further wealth and employment to the town.
The construction contract was let to specialist civils contractor Bethell Construction Ltd. The project commenced in September 2020 and completed in March 2021. The contract did include the ramped access inside the site. The final construction requires further demolition of further (currently occupied) space.
Once the new bridge is operational this will allow unhindered access to Riverside for existing businesses and make the entire site more attractive to prospective occupants in many ways.
Phase
4
Phase 4 planning approval exists for approx. 85,000 sq.ft. of high-quality employment space at Riverside Business Park, the Peak District’s largest dedicated home for business.
The first 11,000 sq.ft. building, named ‘Fearnehough’, reached Practical Completion in April 2021. Litton undertook an external works packages to complete service diversions, service yard area, roadway and car parking. Occupiers began their fit out during the winter months and opened in January 2022. We welcomed new occupiers ISL Networks and Criterium Cycles, and existing occupier RR Motorcycles relocated into this space. Two further units are under offer, one remaining unit is available.
In January 2022 DSR Demolition returned to site to complete the next phase of demolition to make way for the next 20,000 sq.ft. building. Ground improvements works were carried out in March with foundations programmed for early April. The building will be split into two units which have been reserved by two local occupiers in the food sector.

Phase 5 sees the construction of a new 20,000 sq.ft. building where pre-lets have been agreed with Chatsworth Estate and existing and longstanding occupiers Bakewell Bakery for 15,000 sq.ft. and 5,000 sq.ft. respectively plus mezzanines in both units.
For the first time Litton Property Group are managing the construction project directly. The contract is circa. £1.5M in value.
It is also planned to install solar panels on the south facing elevation of the building. This together with recently installed PV panels will benefit the wider estate. Construction was completed December 2022.
The site was originally purchased and developed by Sir Richard Arkwright in 1777!
